Independent Contractor Agreement

Last updated: April 2026

1. Parties

This Independent Contractor Agreement ("Agreement") is between Yaxley Studio Pty Ltd (ABN 51 621 604 519), trading as Turnz, of Sydney, NSW, Australia ("the Platform"), and the cleaning professional who accepts jobs through the Turnz platform ("the Contractor").

By creating an account on Turnz and accepting cleaning jobs, the Contractor agrees to the terms of this Agreement.

2. Relationship of the Parties

The Contractor is engaged as an independent contractor and is not an employee of the Platform. Nothing in this Agreement creates an employment, agency, partnership, or joint venture relationship.

As an independent contractor, the Contractor:

  • Controls their own hours, schedule, and methods of work
  • Can accept or decline any job offered through the Platform at their sole discretion
  • Provides their own cleaning equipment, supplies, and transport
  • Can work for other platforms, clients, or businesses simultaneously
  • Bears their own business expenses, including travel, supplies, and insurance
  • Is responsible for their own tax obligations, including ABN registration, GST (if applicable), and income tax
  • Has no entitlement to annual leave, sick leave, superannuation, workers compensation, or any other employee benefits from the Platform

3. Services

The Contractor may accept jobs for turnover cleaning of short-term rental properties as described on the Platform. Each job includes a property description, cleaning checklist, and any specific host instructions. The Contractor agrees to perform work in accordance with the job details provided.

4. Payment

The Contractor will be paid the per-clean rate as displayed on the Platform for each accepted and completed job, less a $9 AUD platform fee. Payment is processed weekly via Stripe Connect to the Contractor's nominated bank account. All amounts are in Australian Dollars (AUD).

The Contractor is responsible for issuing their own invoices or tax documentation as required by the Australian Taxation Office. The Platform will not withhold tax on the Contractor's behalf.

5. ABN Requirement

The Contractor must hold a valid Australian Business Number (ABN) and provide it to the Platform before receiving payment. If the Contractor does not provide a valid ABN, the Platform may be required to withhold tax at the top marginal rate in accordance with Australian tax law.

6. Insurance

Public liability insurance is recommended but not mandatory. The Contractor acknowledges that the Platform does not provide insurance coverage for the Contractor, their equipment, or any damage that may occur during the performance of cleaning services. The Contractor is encouraged to obtain their own public liability insurance.

7. Quality Standards

The Contractor agrees to:

  • Complete all work to the standard described in the job checklist
  • Upload photo evidence of completed work as required by the Platform
  • Report any property issues, damage, or maintenance concerns promptly through the Platform
  • Follow all reasonable instructions provided by the host for each property

Consistently poor quality work or failure to meet job requirements may result in removal from the Platform.

8. Cancellation

Either party may terminate this Agreement with immediate effect at any time. There is no minimum commitment period.

The Contractor may cancel an assigned job with reasonable notice. A minimum of 4 hours' notice before the scheduled start time is required. Repeated late cancellations or no-shows may result in reduced job priority or removal from the Platform.

9. Privacy and Confidentiality

The Contractor agrees not to share, disclose, or misuse any personal information obtained through the Platform, including but not limited to host contact details, property access codes, guest names, and booking information. This obligation survives termination of this Agreement.

10. Dispute Resolution

Any dispute arising under this Agreement shall first be addressed through good faith negotiation between the parties. If the dispute cannot be resolved through negotiation within 14 days, the parties agree to submit to mediation in Sydney, NSW, before commencing any legal proceedings.

11. Governing Law

This Agreement is governed by the laws of New South Wales, Australia. The parties submit to the non-exclusive jurisdiction of the courts of New South Wales.

12. Entire Agreement

This Agreement, together with the Turnz Terms of Service and Privacy Policy, constitutes the entire agreement between the parties. The Platform may update this Agreement from time to time. Continued use of the Platform after any changes constitutes acceptance of the updated terms.
